The industry standard is to throw a property onto the web and hope the right person scrolls past. I don't work that way. If you're selling, I go out and find your buyer. If you're buying, I go out and find your home — including the ones that were never advertised.

Let me tell you what frustrates me about this industry.

An agent gets a mandate, takes photographs, loads it onto the portals, and waits. If it sells, they were brilliant. If it doesn't, the market was difficult. Either way they did the same amount of work.

On the other side, a buyer walks into an agency and gets shown whatever that agency happens to be holding. Not what they need — what's in stock. Then they spend eight months scrolling Property24 at eleven at night, watching the good ones go before they even see them.

Both of those people are being underserved by the same lazy habit: waiting.

I go and fetch. That's the whole job.

18 Years, 2 Countries

I've been in property for eighteen years, and I've done it on two continents.

Eight of those years were in Abu Dhabi and Dubai — a market where buyers move fast, pay cash, and expect a standard of service that South African clients are rarely offered. I came home to Cape Town and brought that standard with me. And I brought something more useful: a network.

I still work with investors and relocating families across the Gulf. People who are looking at Cape Town seriously, who often buy without bond finance, and who will never walk into a Sunday show day because they're not in the country. That network cuts both ways — it's where I find buyers for the homes I sell.

I go and find the buyer.

Professional photography, video, and portal placement — yes, obviously. But that's the floor, not the strategy. I work my own buyer database, I approach my Gulf network directly, and I go looking for the specific person your home suits.

Here's the thing nobody tells buyers: the best properties often sell before they're advertised.

So I do it the other way around. Instead of showing you what I have, I start with what you actually need — and then I go out and source it. Off-market owners. Homes not yet listed. Other agencies' stock. Direct approaches to people in the exact street you want who weren't planning to sell until someone asked.

The one thing I ask for

Work with me exclusively. That's the deal. Not because I want to trap you — because it's the only way this works. If you're on six agents' lists, every one of them does the bare minimum for you, because none of them knows if the effort pays. Give me a proper mandate and you get my full effort: I'll knock on doors for you, phone owners for you, and spend weeks on a search that may never earn me a cent. That's a trade, and it's a fair one.

We build a proper brief.

Suburb, budget, must-haves, deal-breakers, timeline. And the honest one: what you'll compromise on. Most failed searches are actually undefined searches.

I back it with the numbers before you offer.

What has actually transferred in that street, price growth over five and ten years, average tenure, how long stock sits. You are not going to make a R6 million decision on a feeling and a nice kitchen.

I'll tell you when it's the wrong one.

Including when it's the one you've fallen in love with. If the numbers say you'll struggle to get out of it in five years, you'll hear that from me before you sign, not after.
